Living in Brickell, Miami's Financial District by the Bay
#5 in my series "The 10 Best Places to Live in Miami in 2026"
Brickell is Miami's financial district, just south of the Miami River and right on Biscayne Bay. It is a neighborhood of tall glass towers, but you can walk almost everywhere: to work, to dinner, to the gym and to the water. Brickell City Centre and Mary Brickell Village give it a busy, urban feel, while Brickell Key and Simpson Park give you a quiet break.
Why people love Brickell
-
You can walk to restaurants, shops, offices and the bay
-
Metrorail and the free Metromover stop right in the neighborhood
-
Amazing views of Biscayne Bay and the city from many condos
-
Green space nearby, like The Underline and Simpson Park
-
Full-service buildings with pools, gyms and doormen
Brickell real estate
Brickell is almost all high-rise condos. A typical Brickell condo sells for about $660,000, with one-bedrooms often between $300,000 and $500,000 and two-bedrooms between $500,000 and $1 million. New towers keep coming: 2200 Brickell was finished in July 2026, Cipriani Residences (the tallest tower in Florida) expects first move-ins in summer 2027, and One Brickell Riverfront is planned for August 2027.
Who Brickell suits
Young professionals, international buyers and investors who want a walkable, lock-and-leave lifestyle, and downsizers who want city life with views.
My tip
In older towers I always check the milestone inspection, the reserve study and any planned special assessments, because they can add a lot to your monthly cost. I also check the rental rules, since many buildings limit short-term rentals.
