Living in Miami Beach, Ocean, Art Deco and Island Life
#3 in my series "The 10 Best Places to Live in Miami in 2026"
Miami Beach is an island between Biscayne Bay and the Atlantic Ocean, with miles of beach on one side and calm bay views on the other. In South Beach you find the pastel Art Deco hotels of Ocean Drive and Lincoln Road. Further north, Mid-Beach and North Beach are quieter, with big oceanfront towers and more local life, and you are still only 15 to 20 minutes from Downtown Miami.
Why people love Miami Beach
-
The beach is part of daily life, with a long beachwalk for walking, running and biking
-
The famous Art Deco District, with hundreds of historic buildings
-
Lincoln Road: a car-free street with shops, cafés and a farmers market
-
Mid-Beach and North Beach feel calmer and more local
-
Free outdoor concerts, art museums and big events like Art Basel
Miami Beach real estate
Miami Beach has homes for many budgets: the typical home value is about $530,000, while luxury condos over $2 million had a median of about $4 million in South Beach in 2026. New buildings are still coming, like The Perigon in Mid-Beach (expected 2027) and 7200 Collins in North Beach (2027 to 2028). The city bans rentals shorter than six months and one day in many buildings, so always check the rules before you buy for rental income.
Who Miami Beach suits
Buyers who want the ocean at their door, from first-time condo buyers and part-time residents to families and luxury buyers.
My tip
Before you make an offer, I always check the flood zone, get a real insurance quote and ask the condo association for its milestone inspection, reserve study and any planned special assessments.
