Living in South of Fifth, Miami Beach's Quiet Southern Tip
#1 in my series "The 10 Best Places to Live in Miami in 2026"
South of Fifth, or SoFi, is the small area at the very south end of Miami Beach, below 5th Street. It feels calmer than the rest of South Beach, but the beach, the parks and some of the best restaurants in Miami are right at your door. You can watch cruise ships pass by in the evening and walk to dinner at night.
Why people love South of Fifth
-
Walk to the beach, South Pointe Park and the pier in a few minutes
-
Quieter streets than the busy part of South Beach
-
Great views of the ocean, Fisher Island and the Miami skyline
-
Famous restaurants like Joe's Stone Crab and Stubborn Seed
-
The beachwalk starts here and goes north for about nine miles
South of Fifth real estate
Most homes in South of Fifth are condos, with a median sale price of about $2.2 million in 2026 and listings from about $1 million to over $50 million. Murano Grande and the Yacht Club at Portofino usually start between $1.2 and $1.5 million, while Continuum and Apogee are the luxury towers. No new condo towers are being built south of 5th Street right now, so the supply stays small.
Who South of Fifth suits
Buyers who want a beach lifestyle in a calmer part of South Beach: second-home owners, people working from home and anyone who loves walking to the water.
My tip
Rental rules, monthly fees and recent repair work can be very different from one tower to the next, so I check them for every building. Also compare views and floor levels carefully, since the view has a big effect on the price here.
